The state government has issued the final land acquisition notification for the long awaited Peripheral Ring Road Phase 2 (PRR-2) in Bengaluru, now upgraded to Bengaluru Business Corridor-2. Total corridor length is approximately 52km with 10km road between Mysur road and Magadi road already completed and open for traffic. The notification spans across approximately 1,427 acres in 31 villages, which will enable the remaining proposed 42-km road section out of the total 52km road to boost the connectivity between southern and western parts of Bengaluru. Earlier, Bengaluru Business Corridor Phase 2 was referred to as Peripheral Ring Road-2 (PRR-2) which is a proposed 52 km eight-lane 100 metres wide road, around the southern and western periphery of Bengaluru. Of the total length, a stretch of 10km between Mysuru road and Magadi road has already been completed, and remaining 33km from Mysuru Road to Hosur road and another 8.4km section from Magadi road to Madavara on Tumakuru road is planned for development. PRR-2 route: Where will the corridor run? The 52 km-long Bengaluru Business Corridor-2 will create a pivotal southern and western link to Bengaluru. The corridor will be linked to Hosur Road, Bannerghatta road, Kanakapura road, Mysuru road, Magadi road and Tumakuru road. The total length of approx 10km from Mysuru Road to Magadi Road is already occupied within the Nadaprabhu Kempegowda layout and the remaining 42 km is part of proposed PRR-2. The current land acquisition notification is for approximately 42 km of the corridor for which 1,427.34 acres comprising 31 villages will be acquired. Latest land acquisition update The final notification of land acquisition for 1,427.34 acres across 31 villages in the project area is the next step in the project. The project costs ₹27,000 crore total, and the ₹21,000 crore land acquisition portion. The acquisition is for the 42-km stretch of PRR-2 which is yet to be developed. The land in the corridor will now be spread across Anekal taluk in Bengaluru South and Bengaluru North, thus getting the project closer to actual construction. Advertisment Which villages are being affected by the land acquisition? The last notification pertains to 1,427.34 acres in 31 villages of Anekal, Bengaluru South and Bengaluru North taluks. The top land acquisition houses in Bengaluru South taluk are Kaggalipura, Kambipura, Gullahamale, Agara and Devagare, with the acquisitions in each of these ranging between 55-140 acres. Bengaluru North Taluk covers Machohalli, Vaddarahalli, and Kadirenahalli with acquisitions in each running from 35-125 acres. The remaining land needed to complete the total 1,427.34 acres across the 31 villages is located within Anekal Taluk. Land acquisition and compensation Multiple compensation options for affected landowners are expected to be involved in the land acquisition process. The government notification specifies 5 clear compensation choices; Full cash compensation for owners losing up to 20 guntas, cash, FAR, TDR, or developed plots for owners losing >20 guntas, 9,583 sq.ft/acre for residential under 60:40 and 8,385 sq.ft/acre for commercial under 65:35 In the case of PRR-2, the government has estimated the cost of land acquisition at ₹21,000 crore, which is the biggest component of the project's estimated cost of ₹27,000 crore and ₹6,000 crore for construction. Construction is the second largest cost at just over 22% as land acquisition takes up almost 78% of the estimated cost. The PRR-2 will be eight lanes wide with a 100-metre wide corridor of 52.38 km. The project aims to connect the city's key radial roads with high-capacity, facilitating non-stop movement of traffic between the various parts of the city without going through the core areas. Remaining 41.61 km of the DPR is currently being prepared while the 10.77 km Mysuru Road–Magadi Road section was built out separately by the government. This corridor is also expected to be instrumental in the development of six new layouts along PRR-2, following the government's vision to not just divert traffic off the main road, but to spur development in the southern and western areas of Bengaluru. The purpose of PRR-2 is to create an alternate route for the movement of traffic from one artery to another artery in Bengaluru, thereby avoiding the use of these arteries within the city. The corridor will link Hosur Road, Bannerghatta Road, Kanakapura Road, Mysuru Road, Magadi Road and Tumakuru Road, thus facilitating cross-city connectivity and allowing some of the through traffic to be diverted to the periphery. The project is also slated to facilitate new urban development along the corridor with the government putting forward six new layouts around PRR-2. Conclusion The last land acquisition notification is a major milestone for PRR-2 as 1,427.34 acres of land in 31 villages have been covered under the proposed 42-km route. After acquisition and compensation, and once the DPR and construction process take off, the corridor can improve the connectivity between the radial roads in Bengaluru and help to some extent, alleviate the congestion in the core of the city.
