The Noida Authority had set a bid price of Rs 835 crore for the parcel. M3M's winning bid was more than twice the initial price. Including stamp duty and other government charges of nearly Rs 150 crore, the developer's total outlay is expected to be close to Rs 2,000 crore, a Noida Authority official said, requesting anonymity. DLF was also among the bidders for the parcel, but M3M emerged as the winner, the person quoted above said. The transaction translates into nearly Rs 147 crore an acre, underscoring the premium developers are willing to pay for large parcels in prime Noida locations. The auction was conducted by the Noida Authority for five land parcels. The latest auction saw the five parcels cumulatively fetch more than Rs 3,300 crore, highlighting intense competition for developable land in the Delhi-NCR market. The deal adds to a series of high-value land transactions across Indian cities. In Hyderabad's Raidurg Knowledge City, two parcels auctioned in October 2025 fetched a combined Rs 3,135 crore. An 11-acre parcel was acquired by Prestige Group for Rs 1,556.5 crore, while a 7.67-acre parcel fetched Rs 1,358 crore. Noida has also seen several aggressive land bids in recent auctions. In January 2025, M3M had won a 23,570 sq metre commercial plot for more than Rs 400 crore, while Max Estates had won a 41,835 sq metre parcel for more than Rs 700 crore.
