2026 ASHA 50: Discovery Overtakes Brookdale as Largest Operator, Top Four Owners Remain Unchanged

1 WASHINGTON, D.C. — Florida-based Discovery Senior Living has overtaken Brookdale Senior Living as the industry's largest seniors housing operator, according to the newly published 2026 edition of the ASHA 50. Compiled by the American Seniors Housing Association (ASHA) and Seniors Housing Business , the annual ASHA 50 publication ranks the 50 largest owners and 50 largest operators nationally. Rankings in the 2026 edition are based on self-reported portfolio sizes as of June 1, 2026. This marks the first time in over a decade that Brentwood, Tennessee-based Brookdale has not topped the ASHA 50 operator rankings. Discovery claimed the top spot with an operating portfolio totaling 46,608 units across 413 properties, boasting an almost 19 percent increase in unit count relative to last year. In 2025, Discovery tallied its portfolio at 39,236 units across 362 properties. Brookdale's 2026 operating portfolio is reported to total 42,697 units across 538 communities, reflecting a decrease in portfolio size relative to 2025. Last year, Brookdale's portfolio was counted at 53,510 units across 639 properties. LCS claimed the distinction of the third-largest seniors housing operator, as it has for the past couple of years. LCS reported an operating portfolio size of 39,200 units and 129 communities. The top-50 owners list saw less upheaval, with the top-four senior living owners remaining unchanged. These include Welltower in first place (with 130,957 units across 1,184 properties), followed by Ventas Inc., Brookdale Senior Living and Harrison Street Asset Management.
